Documents Needed for Approval of Most Mortgage Loans

  • W-2's for the previous two years.
  • Copy of paycheck stubs for the last 30 days
  • List of employers for the past 2 years.
  • List of assets including address, type of account, account numbers balances and copies of your last 2 bank statements.
  • Current Mortgage information: name, address, and phone number of lender (or current landlord if applicable).
  • Homeowners Insurance Information (name and phone number of agent).
  • NEW PURCHASES ONLY - All Purchase agreements involved in this transaction.
  • NEW PURCHASES ONLY - Front and back copy of cancelled earnest money deposit check or bank statement showing its withdrawal.

If you understand the steps required to qualify for a mortgage loan, however, much of the stress can be avoided. Keep in mind that the lender wants to make the loan. Loan underwriters are looking for ways to approve loans, not reject them. If you have come to the interview with the loan officer fully prepared and have provided good documentation you have done a great deal to assure prompt processing of your application and approval of your loan.
